A Day in the Life of a Luscombe Maye Estate Agent
We thought you might like to know what it is we do all day!
So here is a typical day for Alex Cowe, Property Manager at Yealmpton
9:00 Follow up recent property viewings to answer any questions, see if a second viewing is required etc, and to pass that feedback to the vendor.
10:00 Complete floorplan for new property. Floorplans are very useful. They catch the attention of purchasers and reveal a property's greater potential, giving a better impression of the house and hence increasing the likelihood of a viewing.
11:00 Review the internet presence of one of our properties, so that we can respond to feedback received from recent viewings. This is something we do on a regular basis. The internet, like it or loath it, is a very important selling tool and we must constantly strive, on behalf of our vendors, to make it work for us!
12:00 Edit the video tours we have invested in for our for sale properties. These can be seen by visitors to our website and usually by visitors to any site featuring our properties, such as rightmove, primelocation and findaproperty etc. Good photos of properties really help sell it to purchasers, but the accompanying commentary we put against each shot makes our site just that little bit better, explaning things you would not see from just the photo alone.
14:00 Performed a 'property match' for a new property. This is where we review our database of potential purchasers and match individual requirements to each property. Typically, for a new property we would send out 30 or so emails and perhaps 25 or so letters, highlighting the property and offering the chance to view. We try very hard to understand exactly what purchasers want and do not send details to people who would not be interested. No one likes junk mail, after all!
15:00 Market appraisal. This is what you might call a valuation. We research the property as best we can before visiting. We visit the property and explain to the owner why Luscombe Maye is the best agent for the job. Having seen the details and discussed the owner's requirements we can then return to the office and finalise our valuation and marketing strategy. we really do want to do the best job possible.
16:00 During a typical day we will typically fit in some accompanied viewings, numerous telephone calls to clients, purchasers and solicitors, and all the other things that go to make a successful office!
17:30 We close our doors, but at busy times we may still be working...
