We are seeing a lively start to the Summer market. The usual influx of visitors is keeping our village office busy, but as always some of this activity can be put down to 'seasonal dreaming'.
Gone are the days of frenzied viewings and frenetic competition over the same property. Our marketplace has moved back to a sedate, considered existence as buyers seek the confidence to take action.
The stock levels in the Newton Ferrers and Noss Mayo parishes are astronomical. Never has there been so much choice for buyers. There is nothing ominous in this - many vendors have genuine, motivated reasons for moving home. Home-hunters looking for bargains will be disappointed as many of these vendors seem prepared to surf these fickle times and wait for the offers to materialise close to their expectations.
Most frustrating of all is knowing that actually we could tie up a healthy number of sales immediately if only the purchasers that have viewed and expressed an interest had managed to secure a buyer on their own property.
Once we see people getting their 'ducks in a line', we shall see more Sale Agreed boards decorating our landscape. Its all about being incredibly patient.......

Yealmpton
An Unpredictable But Busy Market
The market is still somewhat unpredictable but for many properties, still busy. For example, a house in Wembury recently created a flurry of interest with a spate of viewings and offers resulting in a sale being swiftly agreed to a local buyer at a figure just over the asking price. He in turn put his house with us and we were able to agree that at very close to the asking price to a former Wembury resident returning to the area.
Success also on two detached bungalows close to the centre of Yealmpton itself; one was immaculate, the other needing total refurbishment but there was good interest and early sales were agreed on both.

South Brent
Summer has finally arrived and in South Brent the office is busy taking on new instructions, from land, family homes, buy to let properties, and rural character cottages. Sales have been busy in the £150,000 to £200,000 bracket, and those buyers looking at higher priced properties are often in a position to proceed. Modbury
According to the Rightmove property website Luscombe Maye is the leading agent with the largest number of properties for sale covering the Modbury and surrounding area postcode. Properties currently offered by our Modbury office range from £65,000 for a one bedroom shared housing apartment to £1.475 million for a mini country estate.
Whilst the volume of transactions is at a lower level compared to previous years properties are going under offer generally at between 5% and 10% off their asking price. One property which generated 27 viewings has just gone under offer at a figure above the asking price as a result of competitive bidding. Four other sales have been agreed on properties in the last ten days by our Modbury office to buyers on local, regional and national levels.

Kingsbridge
The Kingsbridge office has recently had a smart new window display installed as the final piece of the jigsaw to complete a comprehensive refurbishment of the front residential sales office.
The Kingsbridge Office, occupying a prime location at the higher end of Fore Street, is in probably the most prominent location in Kingsbridge, carrying a high level of visitors to the office and past the window display.
As well as the new window display, the level of lighting has been upgraded to provide a bright and light friendly office environment for clients and prospective buyers alike, which is complemented by the new office furniture and friendly and welcoming staff.

The Kingsbridge office has been busy listing new properties coming onto the market and there has been a good level of activity with sales, although the market is still considered to be ‘patchy’.
Kingsbridge and the surrounding villages are still a popular destination for those seeking to buy a permanent home within the area or require a second home for their own holiday use or investment and letting purposes.
The perception is that if a property comes onto the market at a realistic asking price then it is still possible to achieve a sale within a two to three month period. The demand for agricultural land continues unabated and recent sales include a parcel of land of less than 2 acres at South Huish, selling for in excess of the guide price of £25,000; and a small parcel of land at South Pool of just in excess of 3½ acres selling for in region of £30,000.
